Il Nido is located on the outskirts of Arezzo, the birthplace of artists and poets of international fame and home to a very rich cultural heritage in its historic town centre. Located in a beautiful hilly panoramic position, in a small tranquil borgo (Staggiano), the park surrounding the villa guarantees total privacy and quiet. The original architecture with exposed stone and wooden-beamed ceilings has been preserved thanks to careful renovation with attention paid to the most modern and efficient comfort. The cosy and hospitable atmosphere of the rooms, with finishes of excellent craftsmanship and high quality furniture and accessories, the well-kept flowering garden that surrounds the property with an elegant outdoor living area and a convenient equipped kitchen next to the beautiful modern swimming pool: all this creates an exclusive setting for families with children, but also for romantic getaways in a particularly peaceful and refined environment. Moving from this microcosm of pure enchantment will be simple and fast: the historic town centre of Arezzo can be reached by car in less than 5 minutes (or, alternatively, with the bus that stops just a few metres from the villa); moreover, as the property is just a short distance from the motorway and the train station, you can easily embark on many trips to discover the fabulous surroundings, from medieval borghi to the famous art centres of Tuscany and nearby Umbria

IL NIDO HAS BEEN SUBJECTED TO A CHECK-UP BY A TECHNICAL RESPONSIBLE BEFORE THE BEGINNING OF THE SEASON, TO ENSURE CONSISTENCY OF THE DESCRIPTION, ACCESSORIES LISTED ON THIS PAGE AND THEIR PRESENT STATE OF OPERATION/MAINTENANCE, TO GUARANTEE QUALITY, CLEANLINESS AND COMFORTS TO ALL CLIENTS WHO WILL STAY HERE.

Interior:

The villa has three floors. The ground floor is accessed along a flight of 6 steps that lead into an open-plan sitting area with satellite TV and kitchen with dining table. This floor is served by a bathroom with shower. On the first floor is the sleeping area consisting of a double bedroom and a bedroom with two beds, one of which is a bunk bed (or, alternatively, a truckle bed), served by a bathroom with shower. The basement contains a cosy sitting room with direct access to the garden (up a short flight of steps) and the private garage. The laundry is reached by exiting the French window in the basement. Near the swimming pool is an annex with kitchen connected to the outdoor dining area and a guest bathroom

Park:

Il Nido covers about 300 sq m of level terrain, completely enclosed by hedges, low walls and decorated corten steel slabs, guaranteeing privacy for the guests. In the garden in front of the villa, bordered along the entire perimeter by bushes of rosemary, roses and colourful flowers, is an elegant living/dining area with a convenient kitchen equipped with a multi-purpose stovetop and burners, a barbecue and the swimming pool: a comfortable and relaxing area to use during the day and at night as well when a clever play of lights created ad hoc provides a magical atmosphere. There are two parking areas, one located in front of the pedestrian entrance leading to the property and one at the back, in the area in front of the garage (for an additional covered parking space) Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The swimming pool (always available), just a few steps away from the villa, is located next to the living area and the annex with kitchen. The rectangular pool, measuring 3.5 x 8.5 m with the depth varying from 1.20 to 1.80 m, is lined in PVC with a marble edge and has internal lighting, salt purification, a diving board and submerged steps for access to the water. The surrounding, marble-covered area is equipped with sunbeds, colourful armchairs, two large umbrellas and a hot-water shower

Location and distances


The property, located less than 3 kilometres from the historic town centre of Arezzo, in the heart of Tuscany, is the ideal location for visiting a typical city of Etruscan origins, full of churches and museums, and the birthplace of famous artists such as Vasari, Petrarch, Michelangelo and Masaccio. The medieval town centre is flanked by numerous sixteenth-century buildings of considerable importance, including the old Cathedral, the Municipality and the Medici Fortress. Extremely noteworthy are the churches and the artistic masterpieces they contain: well worth a visit is the church of Santa Maria della Pieve and that of San Domenico, with the wooden Crucifix painted by Cimabue, and the Basilica of San Francesco, frescoed by Piero della Francesca. Every month, within the thirteenth-century walls of the old borgo, the most important antique fair in Italy is held. Located on a gentle slope at the meeting point of the valleys of the Casentino, Valtiberina, Valdarno and Valdichiana, crossed by numerous streams, with alternating flat, hilly and mountainous areas, the town also enjoys an important landscape heritage, rich in green itineraries among parks and protected nature reserves. The excellent road links allow you to easily explore the numerous characteristic borghi of the area, such as Anghiari and San Sepolcro, or those of Chianti, such as Gaiole and Radda, or to get to the main art centres of Tuscany and Umbria, such as Florence, Siena, Cortona and Perugia. The A1 motorway (Autostrada del Sole) is about 15 km from the property, while just 5 km away is the Arezzo railway station with direct connections to Florence and Rome. Large shopping centres and other essential services, located in several points of the town, will satisfy every practical and shopping need of guests during their stay. Within walking distance is a well-known restaurant and a pizzeria and, thanks to the nearby bus stop, you can easily get to the centre of Arezzo without having to take the car
