The privileged location allows you to explore nearby historic towns such as Pienza and Cortona, the art cities of Tuscany and nearby Umbria and to enjoy rejuvenating breaks at the renowned spas in the area, including Montepulciano, Rapolano and Chianciano Terme.

Interior:
The complex consists of the main house and an adjacent annex.
MAIN HOUSE (on three floors not internally connected) – GROUND FLOOR – Entrance hall leading to the sitting room with smart TV and reading corner; open-plan kitchen and dining area; two bathrooms with shower; double bedroom with ensuite bathroom with shower. FIRST FLOOR (accessed via an external staircase leading to the loggia) – Hallway leading to: three double bedrooms (one with divisible bed) with ensuite bathroom with shower, two double bedrooms and a bathroom with shower. SECOND FLOOR (accessed via a staircase on the first-floor loggia) – Sitting room; double bedroom with ensuite bathroom with tub (minimum height 1 m); double bedroom; bathroom with shower. ANNEX – Open-plan living area and double bedroom in the loft; kitchenette; bathroom with shower. The laundry area, two bathrooms and a shower serving the pool are located in an adjacent room.
Park:
The park covers approximately one hectare within the vast agricultural estate, which includes cultivated fields, olive groves and vineyards, and is naturally bordered by hedges and vegetation. Access is via a gate that opens onto an internal driveway of about 400 m, at the end of which is the parking area. Conveniently located near the kitchen exit are the stone barbecue and the dining table shaded by a pergola. Several outdoor relaxation areas, a bocce court and the pool area complete the park, surrounded by the typical vegetation of olive and cypress trees.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The swimming pool is located in a private area at the rear of the houses, about 20 m away, and is reached along a short walkway. Rectangular, it measures 7 x 15 m with a constant depth of 1.40 m. Lined in PVC, it has a metal access ladder, internal lighting and a chlorine purification system. The solarium area is equipped with a pergola, sunbeds, small tables, umbrellas and a cold-water shower. Two guest bathrooms and a shower are available in an adjacent annex. Open from the last Saturday in April to the first Saturday in October.
