RECEPTIVE STRUCTURE. Villa Stroncoli is part of the Mansalto estate, a land that extends for about two thousand hectares between the municipalities of Bucine, Monte San Savino, Rapolano Terme and Castelnuovo Berardenga. Around the villa it is possible to practice sports and enjoy extraordinary natural landscapes. In addition, the area is renowned for the production of oil and wine. The property reflects all the charm of old Tuscan buildings of the 15th century, still visible in the stratification of the buildings and in the original architecture, which has remained intact, starting from the piano nobile or main floor, which has remained on the first floor as it was originally. All the bedrooms in the villa are equipped with air conditioning and have a bathroom available, ensuite or adjacent. In the annex located next to the main building is the wellness area with an internal gym and a spacious whirlpool tub that can accommodate up to ten people, lined in blue mosaic. From here, your gaze extends over the swimming pool to the green cultivated hills beyond, with a wonderful view of Siena and the crete (clay badlands), Monte Amiata and Monte Cetona. Thanks to the secluded but strategic location of Villa Stroncoli, art cities such as Arezzo and Siena are within easy reach. The town of Monte San Savino, about 11 km away, is rich in history and art and offers its visitors most services such as bars, restaurants, museums and supermarkets.



The villa consists of a main body, an independent unit and an annex. MAIN BODY: Composed of two floors connected by an internal staircase. The main entrance on the first floor opens into a large area with open-plan sitting and dining room (ornamental fireplace), communicating with a further living area and the kitchen. In this area is a guest bathroom and the stairs down to the ground floor. Along a corridor is the sleeping area, consisting of a double bedroom with ensuite bathroom with shower, a double bedroom with adjacent bathroom with whirlpool tub, and two twin bedrooms with joinable beds and ensuite bathroom with shower. The ground floor is composed of a living room, a guest bathroom, a double bedroom with ensuite bathroom with shower and two twin bedrooms with joinable beds and ensuite bathroom with shower. The laundry room is located in a room with access from the outside. INDEPENDENT UNIT. Composed of a double bedroom with ensuite bathroom with shower. ANNEX. Composed of a fitness room with bench and weights, a wellness room with whirlpool tub for up to 5 people, shower, basin and toilet.


The park surrounding the villa is set in a property of nearly two thousand hectares while the part pertaining to the villa is about 600 sq m, with lawn, holm oaks, cypresses and shrubs. The outdoor dining area is set up next to the independent unit, accessible from the lawn and equipped with tables and umbrellas. The villa has a brick barbecue next to the dining area. Furthermore, in the loggia on the ground floor, next to the entrance gate, is a wood-burning oven which can also be used as a barbecue. The appurtenant area around the villa is enclosed by a low wall from 0,90 to 1.40 m and a net with a wooden pedestrian gate. The parking area is outside the enclosure and in front of the villa. It is accessible along two steps or a level path. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The fenced-in swimming pool lies between the villa and the wellness area. Rectangular and measuring 6 x 12 m with a depth from 1.40 m to 1.80 m, it is lined in PVC and has both internal (with 2 spotlights) and external lighting, chlorine purification and Roman steps for access to the water. Along the side facing the wellness area is a semicircular shallow ledge with internal seating. The paved sunbathing area around the pool is equipped with sunbeds, umbrellas and a solar shower. The pool is available from the last Saturday of April to the first Saturday in October.

Of medieval origin, Monte San Savino experienced a period of prosperity during the Renaissance and so it is rich in art treasures. The property is strategically located for visiting the most renowned tourist localities in Tuscany and Umbria, whose borders are not very far away. From here you can easily reach Siena, Arezzo, Rapolano Terme, Cortona, Montepulciano, Montalcino and Lake Trasimeno. For nature lovers, the Casentino offers wonderful woods and natural beauty that can be explored on foot, by mountain bike or e-bike, with everywhere splendid paths and CAI (Club Alpino Italiano) itineraries.
