Casa Elia has been recently renovated with materials of typical Tuscan taste with the addition of the best mod cons, all in an exclusive setting. The exterior walls are in stone while precious local terracotta tiles cover the floors and the vaulted ceilings of the living area and bedrooms, all with air conditioning and simple furnishing that has subtle hints of Provençal style that confer character and vivacity to the rooms without making them too heavy. The beautiful rural countryside can be seen from the many windows of the house, from the terrace and from the well-maintained green park, a perfectly liveable outdoor area with pool and private parking area. The location combines all the advantages of a cosy, modern house on the enviable border between Umbria and Tuscany. It is one of the most fascinating areas of Tuscany, deep in the province of Siena which has always been known for its history, art, food and wine, for its natural beauties which include UNESCO World Heritage sites such as the Val d'Orcia and for the large number of spa resorts that boast numerous thermal baths and wellness centres. The area is well connected by the railway station and motorway exit of Fabro (no more than 10 minutes away) which will take you to Orte, Perugia, Siena, Arezzo and many other unique attractions. About 150 m from the property there are a synthetic grass tennis court and a soccer field.

Interior:

The villa has two floors connected internally. The ground floor entrance leads directly into a small hallway onto which open a large living room with kitchen, dining area and access out to the terrace, a double bedroom with a toilet. A travertine staircase leads up to the first floor composed of a twin bedroom with joinable beds, a bathroom with shower and a with ensuite bathroom with shower.

Park:

The house stands in a property of 5.000 sq m and has a 1.500 sq m garden, completely enclosed by a fence, at its disposal. The house is set at the top and, given the morphology of the sloping terrain, on the terrace communicating with the kitchen, which is equipped with a large table, chairs, umbrella and movable barbecue, you can dine outdoors and enjoy the view of the countryside and the garden with its explosion of colour between bushes of lavender, rosemary, sage and other herbs, apple, pear, peach, persimmon and olive trees, oaks, large lawn areas and quiet nooks with benches. From the automatic iron gate a brick-paved ramp leads to an open air parking area. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

On a slightly lower level with respect to the basement, the fenced pool is just 25 m from the house. A few steps lead down to it from the basement while from the ground floor it is reached via a short flight of steps at the side of the terrace. It has an irregular “kidney-bean” shape and measures 11 x 8 m with the depth ranging from 1.40 m to 2.20 m; it has salt purification, a steel ladder for entry to the water and internal lighting. Entirely enclosed by a wooden fence, the 150 sq m solarium area is partly grass while the rest is covered in terracotta tiles and it is provided with sunbeds and a gazebo with armchairs, an outdoor hot and cold-water shower. The pool is available from the last Saturday of April to the first Saturday of October.

Casa Elia is situated in Palazzone, a small village in the comune of San Casciano dei Bagni, one of the most famous spa resorts of Tuscany. The villa is close to Fabro, a town served by the Autostrada del Sole and by a railway station on the Rome-Florence line so that you can choose whether to travel by car or by train to visit places such as Orvieto, Perugia, Montepulciano, Assisi or shopping centres like the Valdichiana Outlet Village. It will be just as pleasant to travel along the inner roads and visit Pienza and Montalcino across the rolling hills of the Val d'Orcia, Cortona which overlooks the lush Val di Chiana, Castiglione del Lago encircled by Lake Trasimeno or the little picturesque medieval towns of Sarteano, Chiusi, Cetona and Città della Pieve. In addition to the thermal baths of San Casciano dei Bagni, with its exclusive spa, there are also the wellness centres and baths of Chianciano Terme with their beneficial waters. In Palazzone you will find food shops, bar and services for basic needs as well as tennis courts and five-a-side football fields (the latter are a few dozen metres from the house), whilst large supermarkets are to be found in San Casciano dei Bagni and Fabro (both just 10 minutes' drive away).

We appreciated the warm greeting we received from the Ferretti's on our arrival and that they made themselves available throughout our stay should we have any issues (we didn’t). We also appreciated the hard work of Sergio, the caretaker who lived nearby. The house was very clean and well equipped. The outdoor areas were comfortable and had lovely views.

Zer0Dep stands for "Zero deposit"; it is an insurance coverage developed in partnership with EuropAssistance which replaces the security deposit and which is therefore mandatory. The benefits of this guarantee are: you do not pay the security deposit on arrival: neither in cash nor by immobilising a substantial amount on your credit card limit;
  • you are protected in the case of eventual damage to the property caused accidentally during your stay (up to the maximum limit of 1500 euro);
  • you avoid any dispute on the responsibility of the damage and its quantification during check-out;

  • online check-in (entering the required details that you did not enter when booking);
  • payment of tourist tax (where due) and eventual flat-rate payments requested (eg electricity, heating, extra cleaning for animals, etc.);
  • the purchase of additional services, hospitality (extra cleaning, in-house chef, first grocery shopping, etc.) and experiences (food and wine tours, guided tours, etc.)
