Description:

RECEPTIVE STRUCTURE (Lease only). Casale Ansedonia is located in the flat area between Orbetello and Capalbio, in the immediate hinterland of the Ansedonia promontory, just a few minutes from the sea, in the most typical Maremma landscape of this area of rare natural and historical value where vineyards, olive groves and cultivated fields blend with the dunes and the Mediterranean scrub. The recently-built property is on two floors, with the features of former Maremma farmhouses of which it has maintained the typical Pompeian red of the exterior plaster. For the interiors, refined choices have been made for the plaster, upholstery and furnishings inspired by the colours of the earth in the shades of ochre, brick and dove-grey, combining modern style with the historic personality of the house. The rooms are spacious, light and airy with high beamed ceilings. On the ground floor we are welcomed by a large studio entrance, a large living space with dining and living area, a large kitchen with modern furnishings and state-of-the-art accessories, and the pergola connected to the living area for outdoor dining overlooking the pool. The upper floor is entirely dedicated to the sleeping area for privacy and relaxation. The property includes the annex in front of the pergola, consisting of a single bedroom with ensuite bathroom. The park has a lawned garden with poplars and cypresses providing natural shade and a swimming pool framed by the vineyards of the property. Just a short distance from the house you can enjoy the renowned beaches of Ansedonia, Capalbio and Feniglia, and explore the archaeological sites of the Torri di Ansedonia, the Tagliata Etrusca, the Spacco della Regina and the vast archaeological area of Cosa. Bars, restaurants, bathing establishments and a public beach are 7 km from the villa while all shops, transport and services are in Orbetello, 10 km from the villa. The Argentario Golf Club is 15 km away.

Interior:

Casale Ansedonia (180 sqm) is on two floors connected by an internal staircase. From the loggia on the ground floor the door opens onto a studio entrance, with a stone staircase and handrail to the first floor, connected to the hallway leading to all the rooms on the ground floor. The fully-equipped kitchen is connected to the large living room with dining area, with exit to the garden and living area, with Smart TV, ornamental fireplace and exit to the pergola used as an outdoor dining area. A double bedroom with wardrobe and ensuite bathroom with shower, as well as the guest bathroom, open onto the hallway. The ground floor is completed by the laundry room with entrance from the outside. On the first floor, the hallway from the staircase leads to a double bedroom with ensuite bathroom with shower, a double bedroom with terrace, a twin bedroom and a bathroom with tub. Fifteen metres from the villa, opposite the pergola, is the annex (14 sqm) with a single bedroom with ensuite bathroom with shower.

Park:

The unfenced park of Casale Ansedonia extends for 5000 sqm over a flat surface with the family vineyard. The garden, delineated by hedges and fences, is a mixed lawn dotted with bushes of rosemary and medlar trees, shaded by poplars and cypresses. From the asphalt road, the automatic driveway gate opens onto the gravel parking area with 4 uncovered parking spaces. From here (15 m), across the lawn, you come to the wooden, bamboo and wisteria pergola used as an outdoor dining area with tables, chairs and charcoal barbecue, and the entrance to the ground floor of the house. Between the side French window of the living room and the loggia of the entrance door, a large parasol shades the table and chairs. The swimming pool opens onto the lawn in front of the house and the annex with a view of the vineyard and the hills of the Ansedonia hinterland in a typical Maremma landscape. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The private swimming pool for the exclusive use is located on the same level as the house and annex which are, respectively, 15 and 10 metres away, in an area of the garden delineated by vineyards. Reached across the lawn, this rectangular pool, measuring 12 x 4 m with a constant depth of 1.4 m, is lined in PVC and has salt purification and 6 steps for access to the water. The lawn solarium is equipped with sunbeds, umbrellas and a hot-water shower. There is manual lighting inside the pool and twilight lighting in the surrounding lawn. The pool is open from the last Saturday in April to the first Saturday in October.
