In the annex adjacent to the pool area is a gym and an area for practicing yoga as well as a massage room. Furthermore, upon request, it is possible to access a professional well-equipped kitchen for the exclusive use of a chef. Surrounded by a large, well-kept garden within a vast farm estate, with a rich assortment of plants that extends over the verdant hills framing it, and embellished by the beautiful panoramic swimming pool, the property enjoys a privileged position for exploring an area rich in food and wine proposals and in artistic and naturalistic itineraries, such as that of Chianti which winds along the wine route and which, passing through the splendid borghi of Gaiole, Radda, Panzano, and Greve, leads to Florence, but also for discovering the charm of the borghi of Montalcino or Pienza, immersed in the fantastic setting of the Val d'Orcia, and also Montepulciano and San Gimignano. To further enrich your experience in this property, ideal for events and celebrations, there is a chef for the preparation of breakfast (shopping is excluded) and a housekeeper for the daily cleaning of the common areas: the living room, guest bathrooms and the annex in the pool area. NB. Within the property, 10 minutes away by car, lives the caretaker who operates with extreme discretion, taking care of the ordinary maintenance of the fields of the estate.

Interior:

The complex consists of two residential structures, the farmhouse and the barn, plus the annex in the pool area, about 40 m away. FARMHOUSE: on two floors connected by an internal staircase. The entrance on the ground floor leads to a double guest bathroom with double basin in the anteroom, a large living area with TV and ornamental fireplace and an open-plan area with dining room and kitchen. The floor is completed by two double bedrooms with divisible bed and private bathroom with shower. The numerous French windows on the ground floor facilitate access to the outside. The first floor, consisting of the sleeping area with Two double bedrooms with divisible bed and ensuite bathroom with shower, a double bedroom with private bathroom with large shower and tub and a twin bedroom (with joinable beds) with private bathroom with shower; the loggia completes the first floor. Halfway up the flight of stairs is a French window that faces outwards on a second staircase. ANNEX: on just one floor, it is composed of two guest bathrooms, fitness area and yoga area, massage room, women's changing room with shower and bathroom and men's changing room with shower and bathroom. On request, and only for exclusive use of the chef, a staff changing room with bathroom and the professional kitchen.

Park:

Eight hectares of fenced land delimit the spaces of this young farm estate, where expanses of olive trees for the production of extra virgin olive oil alternate. All around the farmhouse is a splendid lawned park, with bushes of aromatic plants and roses as well as a vegetable garden whose products can be consumed by guests. Multiple paths allow you to appreciate every corner of the property while the outdoor areas offer guests wonderful moments for relaxation and fun, with the complicity of fascinating panoramic views that can be seen from every side of the park. The two pergolas, in a panoramic position, allow you to enjoy the furnished shaded areas. The first pergola is adjacent to the house and is perfect for convivial breakfasts and lunches. The pergola adjacent to the pool annex is suitable for enjoying aperitifs by the pool. The automatic access gate is located at the end of the private dirt road of approximately 3 km within the property. The large parking area is located on the internal drive, a few steps from the main entrance reachable up a flight of steps or from a gravel path. A charging column for electric cars is available in the parking area. A garage 100 m away is available only to the caretaker for the maintenance of the areas surrounding the villa. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

About 40 m from the property, along the garden paths, is the beautiful sunbathing area surrounding the pool: a natural scenic terrace, surrounded by the olive trees of the property , which stretches as far as the eye can see to the green Tuscan hills. In the centre is the wonderful swimming pool lined in PVC with a tile-covered edge and a border entirely covered with slabs of travertine. The pool, measuring 7 x 12 m with a depth varying from 0.50 to 1.40 m, is salt-purified and has submerged steps for access to the water. The pool can be heated thanks to solar panels or with a heat pump and equipped with a thermal covering shutter. Always exposed to the sun during the day, it is illuminated by internal spotlights at night and is fitted with a hot and cold-water shower. The cosy, modern seating in the lounge area is protected by a shade sail, rendering the area elegant and modern. The pool house is equipped with automatically opening awnings that provide shade and cool for relaxing in the open air. Furthermore, the annex includes a fitness and yoga room with a panoramic view of the pool that will remain always available.

La Calcinaia is located in the municipality of Bucine, 10 km from the Siena-Bettolle highway, 20 km from the A1 Valdarno motorway exit and 22 km from the Monte San Savino motorway exit. Splendid tourist locations to visit in the surrounding area include Florence, Siena, Arezzo, Cortona, Chianti, Montepulciano, Montalcino and Rapolano Terme (with its regenerating spas), the Valdarno and Casentino for those who love nature, hiking and biking. Located in the Valdambra area, at the point where the furthest Chianti mounts touch the Upper Arno Valley, a few kilometres from the cities of Florence, Siena and Arezzo, this town has played, since Roman times and through all the Middle Ages, an important role as a border territory in which important families of the past have alternated, and whose traces can be seen by the numerous historical monuments and archaeological sites. From the town, connected to the ancient Via Francigena, numerous CAI itineraries, along woods of oak and strawberry trees (to be explored on foot, by bike or even partially by car) lead to the discovery of places of undisputed charm: the Galatrona Tower, or what remains of one of the most important keeps of the Valdambra, the Pieve di Galatrona, a small Romanesque church which houses works by Giovanni della Robbia (including a valuable baptismal font), the Castle of Cennina with a tiny, delightful adjoining borgo, located on a panoramic hill overlooking the Valdambra at 477 m above sea level, the magical borghi of Duddova, Sogna and Rapale up to the Abbey of Badia a Ruoti, among the most important Camaldolese abbeys of the province of Arezzo, dating back to the year 1000. Ambra (a reference point for shops and supermarkets about 5 km from the property), has maintained over time its agricultural vocation which stands out for the production of honey, cheeses, cured meats, wine and excellent quality oil to be tasted in the numerous wineries and shops in the area.
