PRIVATE STRUCTURE (lease only).La Villa in Pineta is a recently renovated villa located in a residential area of Castiglione della Pescaia, just 100 metres from the beach and within walking distance of shops, restaurants and a wellness centre at Riva del Sole. Surrounded by pine trees and Mediterranean plants, the villa blends contemporary features with a light, coastal style. Interiors are bright and functional, with an open-plan living area, five bedrooms and a spacious furnished terrace offering glimpses of the sea. Designed for relaxed beachside living, the villa includes welcoming outdoor living spaces and a shaded dining area. A cycle path connects the villa to the centre of Castiglione della Pescaia, a seaside town known for its sandy beaches, historical centre and nature reserves.

The villa is arranged over three levels. GROUND FLOOR – Entrance into open-plan living and dining area; kitchen with French window to the portico; three double bedrooms (one with king-size bed); one twin bedroom; two bathrooms with shower. FIRST FLOOR – One double bedroom with access to a large furnished terrace; one bathroom with shower; sitting room. BASEMENT FLOOR – Laundry room; one guest bathroom; an external staircase connects the garden to the basement.

Park:

The garden extends for approximately 700 sq m beneath the pine trees of the Pineta del Tombolo. The lawn is bordered by oleander, silverberry and a pittosporum hedge. A paved path leads from the pedestrian gate to the portico, which is furnished with a dining table and chairs and has direct access to the kitchen. An outdoor hot-water shower is located next to the portico, sheltered by a wooden enclosure. Sunbeds are positioned on the lawn and terrace, with partial sea views through the trees. A vehicle gate provides access to two uncovered parking spaces and an electric car charging station. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
