Description:

RECEPTIVE STRUCTURE. Located in the centre of Tuscany, between art and history, at the foot of the ancient town walls of Volterra and just a few kilometres from Pisa, Lucca, Florence, Siena and the Etruscan coast, Peruccio is the ideal spot for a quiet, comfortable holiday thanks to its strategic position with a beautiful view of the valley and town of Volterra. The small cottage is of recent construction with a cosy portico, situated on a higher level in respect to the pool, where guests can partake of outdoor meals whilst enjoying the panorama of the hills and valleys of the splendid Volterra.

The Emma Villas' Concierge Team can be reached for any emergencies, or further information you may require during your stay. All useful telephone numbers will be sent together with your booking documents.

Interior:

The portico, situated on the upper level, leads into the living area composed of a kitchenette with a table seating four and a small breakfast bar, a sitting area with two two-seater divans and an attractive corner fireplace. The living area is tastefully furnished with brightly coloured finishing touches. From here one accedes to the sleeping area with a double bedroom with an en suite bathroom with shower, a twin bedroom (with joinable beds) and one bathroom with shower.

Park:

The house is immersed in 1800 square metres of landscaped garden adorned with various types of flowers and bushes which give the property a sense of colour and neatness. The pool with its sun umbrellas and deckchairs fits nicely into this colourful context. The laundry is situated in the garden nearby the house. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

Open from the last Saturday of April until the first Saturday of October. About 20 metres from the house, it is situated at a lower level and is reached by a flight of steps (the same flight that leads to the house) composed of 12 stone steps. Of rectangular shape and lined in PVC, the fenced-in pool is 5 m wide and 10 m long, with a depth varying from 1,20 to 1,60 m, with chlorine purification. Access to the water is by ladder. The solarium area is tiled in beige ceramic and is provided with sunbeds, umbrellas and deckchairs and a cold water shower.

The town of Volterra, and its splendid territory is, probably, one of the most varied and rich parts of Tuscany. Its undisputed historical tradition joins with the splendid natural surroundings which offer, from the landscape to the vegetation and fauna, an imposing patrimony. Situated in the heart of Tuscany, about 40 km from the sea and not far from the most important art cities of the region (Florence: 70 km; Siena: 47 km; San Gimignano: 29 km), Volterra is a tourist destination not to be missed as well as the ideal spot for relaxing holidays in very evocative countryside.

Beautiful well-kept object, very well equipped kitchen. Comfortable beds, nice terrace, great pool. No through road therefore very quiet. The owner takes care of his guests and is very kind. Weekly change of towels and bed linen. Washer available. Air condition.

There are absolute no claims, the house is beautiful also the garden. Perfect with a dog or children. We are doing this kind of vacation since years in the region of Tuscany, this time I have to say it is one of our favorites places. I hope it will be rentable also next year, we intent to come back.

The way it was looked after by Roberto, the owner. It was complete furnished, with complete kitchen utilities etc. Made us feel at home. Weekly cleaning, with clean sheets, kitchen towells etc. was great and well done. The view from the terrace overlooking the hills was excellent!

The swimming pool is incredible - many hours were spent in the pool! The garden is pretty and very well maintained. The house itself was very cute. Good sized bedrooms in particular. We appreciated the fact that there were two toilets/shower rooms. The kitchen was well equipped. The welcome food pack was outstanding and very well received after a rather long journey from Zürich by train :-) .

The location of the property is perfect and the pool is very large. The distance from the villa to the city is unfortunately only accessible by car. However, we were informed in advance

It woud be practical for new arrivals to have some dish soap and dishwasher soap available by the sink. To avoid broken glassware by the pool, some plastick cups to bring to the pool is an idea. A couple of small tables by the sunchairs for drinks, books, sun glasses etc. would make the pool area even better.

The Villa was set on the edge of Volterra, the size of the garden and pool were wonderful as what the view and the surrounding countryside. This particular area needs to be left undeveloped, as the bird and frog song was wonderful and gave an added bonus for me on the holiday.

Cleanliness of facility, privacy, gorgeous location plus excellent service by owner when we had an impasse with the water pump. The owner was supportive and ready to react at once as per our needs. The problem was resolved within hours.
Do you have any suggestions to improve the property?
Just to install a soap and shampoo bottle holder in the internal upper corner of the shower stall. Other than this minor aspect, the villa was wonderful, well furnished and kept. Our vacations were nothing but wonderful and unforgettable. We would return any time to this villa.

The only thing I can think of is a fresh bar of body soap in each of the bathrooms. We didn't think to bring soap and bought some not a big deal just didn't have any soap for the first shower. Everything was well looked after,clean and very comfortable. We had a great stay it was wonderful. If we come back that way I would definitely book this property again, it was lovely. Thank you.

WEEKLY RENTALS:
The standard typology is the one that foresees the regular Saturday- Saturday stay. In this case it is possible to send a request or to directly book online.

SHORT STAYS and NON-WEEKLY STAYS:
For some periods it is possible to make shorter stays STARTING FROM 5 NIGHTS (periods highlighted in grey on the calendar). For some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas. One of our booking operators will answer the clients within 24 hours.

WEEKLY RENTALS NON SAT - SAT STAYS:
Exclusively for the periods marked in grey on the calendar, it will be possible to book different periods, rather than the regular Saturday - Saturday (for instance: check-in Wednesday - Check-out Wednesday). Also in this case, for some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas within 24 hours.

The booking requests for one week stay during July and August are subject to approval.
