This charming property, dating back to the 18th century, stands in a romantic and characteristic setting and the ochre-coloured structure offers its guests a warm welcoming atmosphere. The structure has large open spaces, two well-equipped kitchens and four elegant bedrooms, distributed on two floors, furnished in a classic style and finely finished with precious furnishings, wooden beams, floors in terracotta and wood, equipped with air conditioning and each with private bathroom. The true gem of this property is the spectacular garden, overflowing with colour and embellished with various species of plants and flowers, that winds along a fully-fenced naturalistic path. Completing this idyllic picture is the fantastic swimming pool lined in dark grey porcelain stoneware and, close by, a badminton court, an area equipped for outdoor dining and cooking in good company and a greenhouse transformed into a lovely sitting room with a splendid view over the green rolling hills, studded with olive groves, fields of apple trees and vines, that frames the city of Assisi: the perfect setting to regenerate body and spirit, aided by the rhythms of nature, but also within easy reach of the most sought-after destinations in central Italy. The property is located a few kilometres from Bettona, allowing you to take simple trips to explore the precious proposals of the territories of Umbria and Tuscany: typical borghi, with their town walls and picturesque views, and beautiful art cities such as Spoleto, Assisi, Perugia, Todi, Montefalco, Rome and Florence. Services and shops for basic needs are only 3 km away. NB. Inside the property, in an independent and fenced house, lives the owner, who absolutely does not interfere in the use of the park and swimming pool which are at the disposal of the guests.

Interior:

Casale Santa Lucia, with a total area of about 250 sq m, has two floors communicating both internally and externally. The main entrance, located on the ground floor, leads into the big welcoming living room, furnished with sofas, armchairs, Smart TV and fireplace. Next to it is the large open-plan area with kitchen with island, living and dining area with chairs, table and armchairs, and with direct access to the outdoor pergola, equipped with dining and relaxation area with table, chairs, armchairs and sofa. Completing the floor is a super panoramic double bedroom with private study and ensuite bathroom with shower, a double bedroom (with queen size bed) with ensuite bathroom with shower and direct outside exit through French windows, and, finally, a guest bathroom with shower. All the living room and kitchen areas have French windows for direct access out to the equipped garden structures. From the sitting room, a staircase leads up to the first floor which can also be reached via an external terracotta staircase. The first floor consists of a large splendid living room furnished with sofas, fireplace, Smart TV and ceiling fan, a dining room and a fully-equipped kitchen. To the left of the living room is the sleeping area that is composed of a double bedroom with loft (with the ceiling measuring from 140 to 190 cm, furnished with two single beds) with ensuite bathroom with tub and a double bedroom with ensuite bathroom with shower. All the bedrooms and the ground floor living area are equipped with air conditioning. Finally, in the annex adjacent to the badminton court is the laundry room.

Park:

The completely-fenced property (wire mesh and 1.80 m high hedges) is located in a super panoramic area facing Assisi. The wonderful well-kept garden in which the house is located has an area of about 3000 sq m with olive groves, lawn, tall trees, various species of succulents, palms, cypresses, roses, wisteria, jasmine, Virginia creeper and colourful flowers in every vase. Under a pergola, conveniently located in front of the kitchen, is a dining area furnished with tables, chairs, sofa and armchairs. The large French windows of the living room lead to a relaxation area with table and chairs and on the first floor of the house, at the top of the external stairs, is a beautiful portico furnished with a sofa, table and chairs. A few metres from the house there is a large panoramic wooden pergola with awning and equipped with table, chairs, a steel wood-burning barbecue with a steel cooking plate, an electric pizza oven, worktop and sink. Behind the house is a badminton court (also equipped with two basketball hoops) in synthetic grass, a decorative fountain and a splendid welcoming glass greenhouse, now used as a paved sitting room, finely furnished with sofa, armchairs, table and ceiling fan, the ideal place for enjoying pleasant conversations, accompanied by a good glass of wine at dusk. Twenty metres past the automatic iron gate is the convenient parking area with four covered spaces and two uncovered spaces. The house is also equipped with a pedestrian gate a few metres from the main entrance. NB. Should guests so wish, they may collect fresh eggs in the morning directly from the chicken coop located in the olive grove behind the house. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The magnificent swimming pool, protected along one side by a hedge, is located in front of the house which is only 5 m away and can be reached directly from the main entrance. The rectangular pool, measuring 12 x 6 m with the depth varying from 1.20 to 1.40 m, is lined in dark grey porcelain stoneware, to give the pool as much of a natural appearance as possible, and has internal lighting, chlorine purification (with continuous monitoring to keep the chlorine values always at a minimum) and 5 submerged steps for access to the water. The solarium, in terracotta and teak, is equipped with sunbeds, armchairs, umbrellas and a solar shower. The swimming pool is open from the last Saturday in April to the first Saturday in October.

Casale Santa Lucia is located a few km from Bettona which stands on a hill in a dominant position over the Umbrian valley, clinging to the final northern slopes of the Martani mountains. A typically medieval borgo of Etruscan origins whose roots resonate in its own name as it seems, in fact, that Bettona means "the Town of the Ancients". It is part of the prestigious circuit “I Borghi più Belli d'Italia" (The Most Beautiful Borghi of Italy) thanks to its excellent rich historic centre where, walking through its delightful alleys, the scent of the past can be perceived. The property is 15 km from Assisi and 27 km from Perugia. Thanks to the geographical position of the house, it is possible to quickly visit many of the most sought-after destinations of Umbria, Tuscany and Lazio along the E45 highway. The railway station, for local trains, is in Ponte San Giovanni and can be reached in about 20 minutes, while the Valdichiana exit of the Autostrada del Sole is just over an hour away. Assisi, Spoleto, Montefalco, Trevi and Spello can all be reached in less than half an hour while Florence or Rome, by car or train, are about 2 hours away
