You will be fascinated by the magnificence of the scenery surrounding Pratoline, a charming solitary location in the peaceful Umbrian countryside, yet only five minutes from the nearest village and ten from Todi. The house has been partially restored by the current owners, using stone for the outer walls, old terracotta tiles for the floors and sturdy chestnut-wood beams for the ceilings, following the tradition of Umbrian and Tuscan farmhouses. Large arched openings connect the rooms of the living area furnished, again following tradition, with beautiful refectory tables, pieces of poor art furniture from the turn of the 20th century, among which stand out an old apothecary chest, stone fireplaces and the kitchen, which leads directly out to the lovely pergola, enhanced by colourful, late 19th century Vietri tiles. Added to all this are large, bright and comfortable bedrooms overlooking the hills and the beautiful garden with the private parking area and pool. Near to where Umbria, Tuscany and Lazio meet, the area is perfect as a departure point, given also its proximity to major road links, for short excursions to villages with picturesque scenarios and food and wine par excellence or for day trips to towns like Perugia, Assisi and Orvieto or important naturalistic sites such as the lakes Trasimeno and Bolsena. San Terenziano and Ponterio, fractions of Todi, are the reference points for services and shops.

PRATOLINE HAS BEEN SUBJECTED TO A CHECK-UP BY A TECHNICAL RESPONSIBLE BEFORE THE BEGINNING OF THE SEASON, TO ENSURE CONSISTENCY OF THE DESCRIPTION, ACCESSORIES LISTED ON THIS PAGE AND THEIR PRESENT STATE OF OPERATION/MAINTENANCE, TO GUARANTEE QUALITY, CLEANLINESS AND COMFORTS TO ALL CLIENTS WHO WILL STAY HERE.

Interior:

Pratoline has two floors connected internally, each with access from the garden. The entrance on the ground floor leads, on the right, to the kitchen with adjoining living room with dining area, a guest bathroom, laundry room and a pergola and, on the left, to a second living room and then to a bathroom with shower and a double bedroom. From the second living room a terracotta staircase leads up to the first floor with two double (one with divisible beds), that share a bathroom with shower and a double bedroom and ensuite bathroom with tub.

Park:

Part of an estate of about 3 hectares, distributed between woodland and olive groves, the 3000 sq m of garden extends over a hilly terrain which, in small terraces dotted with olive trees, slopes down from the house to the pool. A luxuriant place, with areas of lawn around the house enclosed by low hedges that do not impede the spectacular panorama that opens out in front of the pergola, next to the kitchen French window, shaded by juicy grapes vines and furnished with a large table and chairs for alfresco dining. All around is a veritable triumph of plants and, under the branches of fruit trees, such as persimmon, plum, fig, cherry and apple, or enclosed by borders of broom, lavender and Meilland rose bushes, potted geraniums and petunias, and herbs such as sage, bay, mint, rosemary and chives, are chairs and benches that enliven quiet corners where you can sit and just relax. There is also an area organized for children with wooden garden games. On one side of the house, just after the iron gate and close to the main entrance, is a gravel parking area. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

A flight of steps with a gate at the entrance lit up by lanterns winds across the different levels planted with olive trees to the pool, located at a lower level than the house and about 25 m away from it. Rectangular-shaped, it measures 6 x 12 m with the depth ranging from 90 cm to 2.5 m. The pool is lined in PVC with a terracotta border, internal lights, chlorine purification and Roman steps for access to the water; it is surrounded by a partly paved and partly grass 200 sq m solarium area, with lighting for the evening, set up with sunbeds, deckchairs, gazebo and a large table and offering a reinvigorating 180° view over the peaceful countryside. A few steps from the pool is a small brick building with changing room, wc, basin and shower with hot and cold water. The swimming pool is open from the last Saturday of April to the first Saturday in October.

Location and distances


The property is situated about 10 minutes from Todi and 45 minutes from Perugia. There are many different tourist itineraries to be made, depending on your personal tastes and needs. Thanks to the good geographical location of the house, you can visit most of the best destinations in Umbria, Tuscany and Lazio quickly and in various ways: near the house is the E45 highway while the nearest railway station, for local trains, is just 5 minutes away in Ponterio; Orvieto with its station on the Rome-Florence line and A1 (Autostrada del Sole) motorway exit is about 30 minutes away. Another motorway exit is in Orte which is connected to the Perugia – Cesena highway. For those who love nature, the Tiber River Park and the Marmore waterfalls are only 40 minutes away, while small villages of great charm such as Cortona and Montepulciano can be reached in about an hour, as can Assisi. Beautiful Florence or Rome, the Eternal City, are further away and can be reached by car along the motorway or by train from Orvieto in about 2 hours.

Yes, the house is spacious and we liked the big garden and the beautiful swimmingpool and the view over the hills. We also liked the silence of the location. We enjoyed playing table tennis and jeu de boules around the house. There is plenty of space in the house for everyone. For children there's a special playground.
