RECEPTIVE STRUCTURE. Villa Augusto is a charming property situated on the Umbrian hills near the attractive little town of Città della Pieve. The property, dating back to 1790, has been skillfully restored by the owners over the years using material salvaged from inside the estate itself. Villa Augusto allows guests to relax and “recharge their batteries” in its well kept garden or by the large swimming pool. It is the ideal location for those wishing to visit the main places of interest in the area, such as Lake Trasimeno, Perugia, Assisi, Cetona, San Casciano dei Bagni, Cortona, Montepulciano and Pienza.

VILLA AUGUSTO HAS BEEN SUBJECTED TO A CHECK-UP BY A TECHNICAL RESPONSIBLE BEFORE THE BEGINNING OF THE SEASON, TO ENSURE CONSISTENCY OF THE DESCRIPTION, ACCESSORIES LISTED ON THIS PAGE AND THEIR PRESENT STATE OF OPERATION/MAINTENANCE, TO GUARANTEE QUALITY, CLEANLINESS AND COMFORTS TO ALL CLIENTS WHO WILL STAY HERE.

Interior:

The villa consists of two floors. The main entrance on the ground floor leads into the large living area subdivided in three zones: sitting room with fireplace, TV area and dining room. On this floor is a professional kitchen, with direct access to the outside and a double bedroom with en-suite bathroom with shower. A staircase next to the main entrance leads up to the first floor. Here we find the billiard room with fireplace, 3 double bedrooms all with en-suite bathroom with shower. The billiard room and one of the bedrooms have access to the large terrace furnished with deckchairs, tables and chairs. The first floor is also reached by an external stone staircase. 20 meters from the main house is a charming, one-storey annex composed of living room, double bedroom and bathroom with shower.

Park:

The whole property is composed of 90 hectares of which 70 are woodland. The fenced in garden is about one hectare and has a lawn with bushes, different varieties of flowers and trees, including lindens, pines, olives and American oaks. In the garden are two barbecues built in brick, a pizza oven and a large gazebo furnished with table and chairs, situated in front of the kitchen. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The pool is about 15 metres from the house. It is rectangular in shape with travertine borders, purification plant is chlorine and measures 13 x 7 m with a depth varying from 1,40 to 2,50 m. Entrance is by Roman steps and it is lined with sand coloured PCV. The surrounding area is in part floored with local stone and in part lawn and is provided with umbrellas, sun loungers, deckchairs and smoking tables. The pool has a cold water shower and is at the guests' disposal from the last Saturday in April to the first Saturday in October.

Very good. Owner was there on our arrival and gave us all necessary information on the property and arrived promptly at our departure to take back keys and settle bills etc. Also responded immediately on what's app with any queries we had regarding local amenities and other places of interest.Very nice and friendly.

The shower head in the bedroom with four poster bed needs renewing as very little water came through. Some plastic wine glasses to use by the pool would be a good idea

All very efficient. Every query was dealt with immediately. The water heater for upstairs was taken out during a storm but electricians had it all sorted the following morning.

Large, deep, clean pool. Excellent location. Grounds well maintained by gardener. We had a few problems but this could be a fantastic villa. Wonderful views, superb local bar (bar 7) and restaurants (Gufo and Regina), distance to these is more like 2 km however.

The whole package, the swimming pool which was excellent! And the house itself with the kitchens and the extra house with the pool table. Excellent! And of course the location with the possibility to go for a coffee and gelato, and if necessary, dinner in the nearby village of Monteleone d'Orvieto.

We rented Augusto 10. The property was clean and well maintained. Having four complete bathrooms with showers was a big plus with four couples. The swimming pool is very nice (weather was cool so unfortunately we were not able to enjoy it). Also, the outdoor grill worked very good for cooking. Because the weather was rainy, we appreciated the big fireplace and the stock of firewood. Also, having a large second kitchen with the large stove and refrigerator was a big plus (our group liked to cook

A bit more should be done to improve the appliances. One of the dishwashers did not work. There is only one small toaster which isn't adequate for 8 to 10 residents. The villa could use more modern audio/visual equipment and wifi internet service.
