Among the hills on which lie Monte Castello di Vibio and Todi, two of the most beautiful and characteristic medieval borghi in all Umbria, and surrounded by a picturesque setting of woods and cultivated meadows, stands Villa Due Vigne. Here, absolute protagonist is the natural scenery that surrounds the property, enclosed by olive groves, vineyards, a well-kept garden with lawn, potted lemons, tall trees, jasmine, multiple fragrant and colourful blooms, ensuring tranquillity and absolute privacy. A lovely location with comfortable and spacious, classically furnished, rooms, where great attention has been paid to every detail with various antique works of art and sculptures to be admired. Furthermore, the wooden-beamed ceilings, the terracotta floors and the numerous stone fireplaces bestow on the villa the typical charm of Umbrian country houses. The ground floor is dedicated to a large splendid open-plan sitting and dining area, two kitchens and adjacent, with entrance only from the outside, a double bedroom with large windows facing the garden and ensuite bathroom. The first floor consists of another three bedrooms and two bathrooms. All the bedrooms have air conditioning. In the luxuriant and well-kept garden are various outdoor dining areas, under the portico equipped with brick barbecue and wood oven, and under the romantic pergola furnished with table and benches. A few metres away is the wonderful large swimming pool for exclusive use, completely surrounded by lemons and palms; this and more is offered by the magnificent outdoors of Villa Due Vigne. All around, in addition to this inviting setting with its placid regenerating atmospheres of nature, are many opportunities to get to know the artistic wonders and the numerous towns close to the borgo of Monte Castello di Vibio such as Orvieto, Assisi, Perugia and Spoleto, all about half an hour from the property. A few minutes away by car are supermarkets, also open on Sundays, restaurants and various shops. Excellent highway and motorway links also guarantee easy travel to the nearby regions of Tuscany and Lazio.

Interior:

The main entrance of three-storey Villa Due Vigne opens on the ground floor into a large open-plan area with sitting room and dining room furnished with sofas, armchairs, chairs, tables and two fireplaces. Completing the floor are two kitchens (one with a fireplace), a guest bathroom and, laundry room, and with entry only from the outside, a double bedroom furnished with sofa, fireplace, kitchenette and ensuite bathroom with shower. Various French windows in the sitting room and in the kitchens allow direct access to the portico that surrounds the entire front part of the villa, where two outdoor dining areas are set up. From the sitting room, a flight of stairs leads up to the first floor consisting of a double bedroom with ensuite bathroom with tub, another double bedroom, a bathroom with tub and a further double bedroom (with divisible beds) with a spiral staircase leading up to the turret on the third floor with the study. All the bedrooms have air conditioning.

Park:

The 2.5 hectare estate in which the villa is located extends over flat terrain and is surrounded by beautiful countryside in a totally private position. The splendid park surrounding the villa contains olive groves, vineyards, a well-kept garden, a luxuriance of many types of blooms, lemons, jasmine, climbing plants, oleanders, potted blooms and tall trees that alternate in the orderly lawn areas around the house and the swimming pool. Outside, under the large portico with direct access from the French windows of both kitchen and sitting room, is the outdoor dining area equipped with tables, benches and sofas and completed by a built-in barbecue and wood oven. A few metres from the pool is a romantic pergola with table and benches, the ideal place to relax at any time of the day but, above all, to enjoy a good glass of wine in company at dusk. In the garden are also benches positioned in strategic places where you can admire the splendid view over the peaceful countryside with its thousand colours and shades.The automatic wooden entrance gate (also equipped with a pedestrian gate) leads directly to the parking area with 2 covered spaces and 2 uncovered ones. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The splendid swimming pool is only about 10 m from the villa and is reached across a stretch of garden. The pool, measuring 12 x 6 m with the depth varying from 1.10 to 2.60 m, is lined in PVC with a tiled edge and has internal lighting, chlorine purification, a diving board and 5 internal Roman steps for access to the water. The surrounding sunbathing area in terracotta is equipped with sunbeds, an umbrella, a large sofa and, not far away, a wooden hammock, all surrounded by beautiful lemons and palms that offer complete privacy. The pool area is provided with a changing room, two showers and a bathroom at the complete disposal of guests. The pool is open from the last Saturday in April until the first Saturday in October.

Monte Castello di Vibio, located on a hill 423 m above sea level, is a small medieval borgo with the enchanting "Teatro della Concordia", the smallest 19th century theatre in the world, and is the perfect location for those wishing to visit Todi, Perugia, Assisi, Orvieto and Spoleto and to enjoy the naturalistic beauties of Umbria such as Lake Trasimeno, the Marmore Falls and, in upper Lazio, Lake Bolsena. The town of Monte Castello di Vibio is only about 1.5 km from the property. Given its location, the villa is also ideal for those wishing to visit Tuscany or Lazio as the property is well connected via the E45 highway with the Orte and Valdichiana exits of the Autostrada del Sole, the Rome-Florence motorway.
