PRIVATE STRUCTURE (Lease only). Villa Flaminia is a restored, stone farmhouse situated in the countryside of Umbria just outside Gualdo Cattaneo. Built using reclaimed materials from the original structure and renovated with care, the villa preserves its rustic character while offering modern comfort and style. Traditional features include antique terracotta floors, exposed stone walls and wooden beamed ceilings. Inside, the villa encompasses a spacious open plan living and dining area, four double bedrooms with en-suite bathrooms and a loft with a sofa bed. A lawned garden surrounds the villa, where you find two dining terraces and an outdoor a wood-fired oven, barbecue, sink and bar. Sun loungers frame the saltwater pool and boast sweeping views across the hills. Well-positioned for exploring both Umbria and southern Tuscany, Villa Flaminia is well placed for visiting Assisi, Montefalco, Todi, Perugia and Spoleto.

Interior:

The villa has two floors. GROUND FLOOR – Open-plan living and dining area with fireplace, sofas, smart TV and French windows to garden; fully equipped kitchen with direct access to garden; one double bedroom with en-suite bathroom with shower; guest bathroom; laundry room. FIRST FLOOR – Two double bedrooms with en-suite bathroom with shower; one double bedroom with en-suite bathroom with tub and shower and access to a private 20 sq m terrace; loft with double sofa bed and view over the living room.

Park:

The garden extends across approximately 2,500 sqm and is fully enclosed with hedging and fencing. The lawn is planted with flowers, shrubs, tall trees and a small vegetable garden. A wooden gazebo with table, chairs, built-in barbecue, wood oven and outdoor sink is located near the house, furnished for outdoor dining and relaxing. A second outdoor dining area is set beneath a portico near the main entrance. There are two parking areas for a total of four cars, located inside the gate, one of which is automatic. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The pool lies 10 m from the house on the same level; rectangular in shape, it measures 8 x 4 m with a depth ranging from 1.20 m to 1.50 m; lined in PVC with a travertine border; salt purification; internal lighting; submerged steps for access. The surrounding solarium area is paved in terracotta and lawn, and equipped with sunbeds, a gazebo, armchairs, sofa and table. The pool is open from the last Saturday in April until the first Saturday in October.
