RECEPTIVE STRUCTURE. Immersed in the green hills of the Valdarno Aretino, Podere Giardino is a pleasant and quiet country residence, ideal for a holiday inspired by slow peaceful rhythms dedicated to nature and sport. The recent renovation, carried out by the current owners according to the dictates of local tradition and with respect for the landscape and environmental characteristics, has produced a welcoming retreat for nature lovers in its purest and simplest essence. The property, ideal for large groups and for celebrating events, consists of the main building and two annexes which fulfill the need for common areas, but also for independence and privacy, in the surrounding garden with many common areas and two pergolas equipped with dining area and outdoor kitchen. The park, covering about two hectares of land, is organised with countless recreational activities, including a tennis court, beach volleyball court and a five-a-side football field, as well as two equipped swimming pools. We are in the heart of one of the most evocative and seductive landscapes of the valley, characterised by the presence of the so-called balze, rocky erosions formed following the drying up of a large lake that covered the Arno valley. From the Setteponti road, an ancient route linking Arezzo and Vallombrosa, along which the property is located, are numerous CAI trails that allow you to explore, on foot or by mountain bike, the entire area,dotted with many rural structures and Romanesque country churches, where a rich past of history and art resurfaces, among which the famous basilica of Gropina stands out, dominating the village of Loro Ciuffenna, ranked among the most beautiful borghi in Italy. Podere Giardino is an excellent starting point for reaching briefly the main cities of Tuscany, such as Siena, Florence and Arezzo, or for making short trips to visit the typical villages of the surroundings.



The complex of Podere Giardino consists of a main building and an annexes. MAIN BUILDING. A few meters from the pedestrian gate, is the entrance to the ground floor consisting of a large open-plan area with double kitchen, dining room with large table and satellite TV, and a kitchenette, with a fireplace with glass closure suitable for indoor grilling and, finally, a large peninsula. A French window leads directly out onto the large outdoor portico equipped with dining area. The floor is completed by two double bedrooms served by two bathrooms with shower, one of which is ensuite. The stairs located in the entrance hall (bordered by a gate at the top) lead to the upper floor with a large sitting room with TV and windows overlooking the pool, communicating with the kitchen equipped with fireplace and terrace overlooking the pool. The sleeping area on this floor consists of three double bedrooms and three bathrooms, two of which are ensuite and with shower and one with a jacuzzi tub. The building is completed by the basement floor where are located the gum equipment and the laundry room. ANNEX 1. On just one floor, it consists of an openspace area with double bedroom, kitchenette and bathroom with shower.


The structure is surrounded by a lush park of about two hectares. Completely fenced, it extends over a hilly area that distributes the property on two terraces of which the lower one is occupied by the pool area and reached down two flights of steps. Mainly lawn, the garden is an explosion of colours of Mediterranean vegetation that blends with the surrounding landscape where each apartment has its own fully-equipped green area. The countless common areas, in addition to an educational farm, include a beach volleyball court, a five-a-side football field, a tennis court, a 400 sq m solarium including two swimming pools, equipped gazebos and a ping-pong table. Two gazebos have been set up in the middle of the buildings in the garden, one with a large table and twenty seats, and the other equipped with a large brick oven, barbecue and peninsulas in Carrara marble for preparing food. 700 m past the entrance gate is a large covered outdoor car parking area a few metres from the structures, delimited by a further pedestrian gate. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The swimming pool, open from the last Saturday in April until the first Saturday in October, lies on the lower terrace of the property, with a particularly charming view over the surrounding hilly landscapes. It is reached from the houses along a path of about 30 metres. The rectangular pool, lined in PVC and equipped with submerged steps for access to the water, measures 8 x 20 m with the depth varying from 1.10 to 2.5 m. The swimming pool has chlorine purification and can also be used at night thanks to lighting both inside and outside the pool; it is also equipped with counter-current swimming and manually operated geysers, and is heated with solar panels. Sunbeds, shaded by a gazebo and umbrellas, are distributed on the surrounding travertine and natural wood solarium. Next to it is a second round pool, lined in mosaic, perfect for children due to its minimum depth, and equipped with hydromassage. Near the solarium is a further gazebo equipped with tables, chairs and a ping-pong table. A hot and cold-water shower is also available. The entire outer perimeter of the area is fenced to guarantee safety.


The private and fenced tennis court, covered in synthetic grass and equipped with lighting, covers an area of about 400 sq m and is located about 60 m from the house, in an area adjacent to the parking area and swimming pool. Four rackets are available to guests.

Location and distances

The property is located in a fortunate geographical position, thanks to which connections with numerous localities of historical and artistic, food and wine interest are ensured by an excellent road and motorway network. The motorway is just a few minutes away, as is the Chianti road that, passing through the many picturesque villages along its course, goes to Siena and Florence. The house is also easily accessible from the airports of the region, first of all that of Florence, just a few kilometres away. Furthermore, it is served by two railway stations which connect it directly to the main towns, thus avoiding the problem of parking. Leisure activities and large shopping centres are close at hand in the nearby towns of Loro Ciuffenna and Montevarchi. Finally, for those not wanting to miss out on the exciting experience of quality shopping, many major outlets with big brand names such as The Mall, Dolce and Gabbana and Prada are within easy reach of the house. Finally, just half an hour from Florence, is another large outlet in Barberino del Mugello
